You can get an instant valuation and/or you can arrange for us to attend and carry out a market appraisal. One of our experienced sales team will attend and discuss the current market, the best price and fee’s for selling your property. We can of course also advise you of any improvements that we think might enhance the property in the eyes of a purchaser. We work on a NO SALE, NO FEE BASIS, so no payment is required upfront at the start of the process.

Instructing Able Estates

Once you have decided to proceed with selling your property, we will agree the terms in writing via our Terms of Business. Both you and Able Estates sign this and it forms the agreement between us.

Advertising

Excellent presentation and maximum exposure are how you will receive the best price. We provide extensive advertising and exposure on all the key property portals, so your property is shown to the maximum audience possible. Also give permission for a ‘For Sale’ board to be erected (if allowed) as this maximises local interest.

Viewings

Make sure your property, both inside and outside, is presented in its best light to ensure maximum interest to the widest possible audience. Make every effort to tidy and de-clutter as much as possible. We will provide feedback to you after every viewing, either by telephone or email, as required.

Sale agreed/Under offer

Once a suitable purchaser has been introduced and a sale price agreed, your file will be passed over to Progressing Team whose sole focus is communicating with the parties involved and work on your behalf to get the sale through to a satisfactory conclusion. We will liaise with solicitors, purchasers and vendors and do all that we can to make sure that the sale remains on track, leading to a successful exchange of contracts. In the event of any difficulties (for example a large chain) all parties will be kept up to date as the information is passed to us and we will positively work towards a successful completion.

Completion day

This day is much anticipated to everyone involved. We hold the keys at the office until we get instructions from the solicitor to confirm the sale has completed. We will call you as soon as we hear this news, you can then pick up the keys to your new home.
