Introduction Only Service
One month’s rent plus VAT
Subject to a minimum fee of £900.00 +VAT

Flat fee of £995.00 plus VAT & 7.5% + VAT (9% incl VAT) Monthly
Fully Managed Service
Flat fee of £995.00 plus VAT & 12.5% + VAT (15% incl VAT) monthly

Agree market rent and find a tenant in accordance with the landlord guidelines

Advise on works required/refurbishments

Carry out accompanied viewings (as appropriate)

Market the property and advertise on relevant portals

Erect a board outside property in accordance with Town and Country Planning Act 1990

Advise on non-resident tax status and HMRC (if relevant)

The 1st Tenancy Agreement is included

Collect and remit initial month’s rent received

Collect deposit and pass to Landlord to register

Provide the tenant with payment methods

Deduct any pre-tenancy invoices

The 1st rent guarantee policy is included

The inventory is included

Deduct commission

Agree collection of any shortfall

The check out is included

Pursue non-payment of rent and provide advice on rent arrears action

Notify relevant council of change of tenancy

Registration of the Tenants deposit with the Tenancy Deposit Scheme

• Annual review of the rent in accordance with current market conditions and advise the Landlord

Includes:
• Checking on arrears status – the policy can’t be renewed if tenant is in rent arrears
• Contact policy supplier to confirm cancellation or renewal of the policy

• Attending court on Landlords behalf
• Giving evidence to support claim being made

Meeting Bailiffs (offered to Fully Managed Landlords with Able’s Rent Protection policy only)
Includes
• Accompaniment of Bailiffs to take possession of the property
• Arrange locksmith to attend at the same time (additional cost for lock change will apply)
• Provide report with findings once possession has been gained/list a schedule of works required.

TDS (Tenancy Deposit Scheme) Claims
We will do our best to facilitate an agreement being reached a Landlord and Tenant regarding any deposit release however, if this appears not possible Landlord and/or Tenant will need to raise the claim with the TDS direct. We can supply any support documentation from the file upon request. Any decision made by the TDS is final and binding for both parties.

Selling to a Tenant
If the Landlord sells the property to the tenant a fee of 1% plus vat of the sale price is chargeable subject to a minimum of £3000.00 (incl. vat))

Repair Handling Charge/Supervision Fee
Any expenditure of £750 will have an administration fee of £75+vat applied when job is complete.
Any expenditure of £4000 will have an administration fee of £150+vat applied when job is complete
Includes:
• Arranging access & assessing costs with contractor
• Ensuring work is carried out in accordance with the specification
• Retaining warranty or guarantee, following completion

Severance of Management Service
3 month notice is required from the end of the current tenancy end date.
The service can be reduced from a Managed Service to a Rent Collection or an Introduction Only Service with fee payable equal to:

Three weeks rent +vat from Management to Rent Collection Service
One month's rent +vat from Management to Introduction Only Service
Three weeks rent +vat from Rent Collection to Introduction Only Service

Inventories for fully furnished properties are more expensive due to the amount of items/furniture that may need to be listed. Please refer to the above list as a starting point depending on the size of the property. Able Estates Ltd will confirm a costing BEFORE any new tenancy commences.
