Able Estates are pleased to bring to the market this Victorian terraced, 3 double bedroom property, built circa 1900. The property boasts original features such as exposed brickwork and feature fireplace and heaps of storage throughout.
Once inside you will find a 27 foot lounge/diner with bay window, feature period fireplace, large built-in storage under the stairs and French doors opening onto the rear garden; you will also find a freestanding kitchen and a large modern bathroom on the ground floor.
Moving upstairs you will find the landing with built- in storage and access to the partially boarded large loft space accessed via a ladder and 3 double bedrooms, with the smallest of the 3 measuring an impressive 12 x 8 foot. Bedrooms 1 and 2 also benefit from large built-in wardrobes.
The property also benefits from double glazing, gas central heating (untested), a 30 foot rear garden and a very handy out building with power and plumbing, currently used as an additional living space, which could easily be used as a study, man cave or gym - this was originally a double garage and in fact still has an electric up and over shutter door plus there is a rear service road for vehicle access so if a garage is required it could easily be reverted back.
NB The Seller has advised us that the double glazing was fitted less than a year ago and the combi boiler fitted just over a year ago – paperwork can be provided to confirm this.
The property is a short walk from local shops, schools, bus routes and Erith Train Station which is zone 6. From here you can get you into London stations in approximately 40 minutes, The 99 and 180 bus routes are just a 2 minute walk away and provide direct access to Abbey Wood Station (also only 2 stops on the main train line) meaning you can conveniently access the Elizabeth Line.
Below are just a few of the journey times from the Elizabeth Line (Crossrail) at Abbey Wood.
Canary Wharf – 11 minutes.
Liverpool Street – 18 minutes.
Tottenham Court Road – 23 minutes.
Paddington – 28 minutes.

INSIGHTS FROM THE SELLER: This has been a very happy family home for nearly 5 years. The location is perfect with everything we need right on the doorstep and such a convenient commute for the days we work in Central London. We always get a seat on the train as we're only the second stop and that definitely helps make the commute easier!
Having the man cave as an additional space has been great. It's big enough for a large sofa, double bed, table and chairs, household appliances and more! We have had guests stay down there for a week at a time, we've used the space to host parties and film nights as well as a home office. It's so versatile and we had considered putting a little kitchenette and shower room down there in the future and turning it into a studio for our son, with independent access to the rear.
The area has so much to offer with Erith Made, The Exchange, Frank's Park and plenty of local places to visit for a day out. There's lots of local groups and activities for children with playgroups, soft plays, community activities in the local libraries and the leisure centre that offer swimming lessons, dance classes and much more.
We have been very happy here and will be sad to leave but unfortunately, our situation has changed, and needs must.
