Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020
From the 1st July 2020 any new Landlord will be required to have a fixed 5 year electrical installation inspection/a satisfactory certificate before the tenancy can commence, by a qualified person. A copy of the certificate needs to be issued to EACH tenant.
The regulations also state that upon renewal a further copy of the satisfactory certificate needs to be issued to EACH tenant within 28 of the renewal being completed.
If any faults are raised the Landlord has 28 days from the date of the test being done (not the date you receive the fail certificate) to get the remedial works completed and the new certificate to each tenant.
